Trendy townships in Delhi
You beam with pride and feel euphoric after the deal for the coveted
dream house materialises. The house which ate away a major chunk
of your savings and made you procure a home
loan as well, gives you joy and you feel elated. But have you
given a thought about how far is your work place and your child’s
school? How far are college and medical facilities located? Alright,
it is in a posh area of a metropolitan city, but does it offer basic
amenities like clean and green spaces and entertainment centres?
If none of these parameters are applicable in your case, think big.
Welcome to the world of integrated townships, a new name for quality
living and lifestyle. It is a community habitat where walking to
your workplace is possible, children can cycle to their school and
everything that a family needs — shopping malls, entertainment,
hotels, hospitals, gymnasium, library and health spa, among others,
are just a stones throw away. Sounds like a dream city is’nt
it?
A slew of integrated township projects have been launched in the
recent past. Apart from established names like DLF, Parsvnath,
Omaxe, Alpha G:Corp, a host of builders and promoters too have joined
the bandwagon. A good idea finds many takers, but this is not the
only reason why more and more projects are being launched. The point
of attraction for developers and investors is the fact that the
government has allowed 100% FDI in integrated townships. Not only
in Tier-I cities, developers are equally bullish on Tier-II cities
for the obvious reason that large tracts of land are readily available
at rock bottom prices. Townships have been developed in the past
too. Gurgaon
is a good example where besides DLF and Unitech, various developers
joined hands to develop areas. Integrated townships, which usually
belong to a single developer, are developed and sold in phases.
The size of plot can vary from as small as 40 acres to some as large
as 3,000 acres or more, depending on the developers ability to buy
land and the rate at which he gets it.
For the buyers
there are temptations galore. The DLF City in Gurgaon is a perfect
example of an integrated township. “Walk-to-work concept,
a shoppers delight with a variety of malls and small arcades for
regular daily needs, the best schools, hospitals, entertainment
via clubs and cine complexes all add to the integrated township,”
says Shalini Vig Wadhwa, GM Corporate Communications, DLF Ltd.
Parsvnath’s Paliwal City in Panipat promises a superbly planned
mega city in tune with global trends and contemporary preferences.
Omaxe City, Delhi
Extn. at Sonepat offers wireless connectivity along with creche
facility. At Alpha G: Corps 250 acre township in Karnal buyers will
have the opportunity to own property in a world-class city, with
global standards in infrastructure including a safe and secure habitat
with designated police and fire stations. Octagon Builders Santour
City in Haridwar offers yoga and meditation centres in a eco-friendly
environs.
The luxury of living in the city of your dreams can be pricey choice.
At DLF Park Place apartments are available in three different sizes
1875 sq ft, 2150 sq ft and 2550 sq ft with exceptionally well defined
specifications. Aimed to attract high end customers, the cost of
these apartments ranges between a few crore. In the first phase
of Alpha G: Corp’s project, 500 plots ranging from 360 to
970 sq yrd were offered at the rate of Rs 9000 per sq yd.
What makes for the success of an integrated township? The project
needs to have minimum number of people to be successful. Would it
be worth living here? You bet it will be.
