Property Rates in Janakpuri,
West Delhi
Located in West Delhi, Janakpuri covers a vast area and basically
comprises of housing for the middle and high-income groups. Its residential
profile varies from business class to salaried class. The commercial
development too is showing growth in this area. One of the major commercial
developments in this area is a four screen multiplex replete with
up-market retail outlets.
Sabka Bazar, a largest supermarket has already launched its outlets.
The DDA (Delhi Development Authority) has built up half-a-million
sq.ft. retail space in the District center. Newly constructed 200
bed government hospital will be launched soon. The residential area
has a number of DDA flats and kothies. Janak is home to all types
of retail brands. The residential area is divided into four blocks
– A, B, C and D. Each block has five different sub blocks.
Block B is the most posh residentyial colony. The cost od flats
and kothis depends on quality of construction, size and facilities
provided. There are four types of flats for accommodation. Janta
and LIG type DDA flats are available for low middle class.
The current price of janta flats varies from Rs 7 to Rs 10 lakh
(area 26 sq yards). While price of an LIG type flats varies from
Rs 15 to Rs 20 lakh (area 42 to 48 sq yards). The price of an MIG
flat varies from Rs 30 lakh to Rs 35 lakh in the area of 94 sq yard
whereas HIG flats are available at the rate of Rs 60 lakh to 80
lakh in the area of 125 sq yard. Approximately 10,000 DDA flats
are available in all four blocks. Other than DDA, Aditya apartment
is having 400 flats. In this housing society, MIG, HIG and Super
HIG type flats are available from Rs 60 lakh to Rs 90 lakh in 125
sq yard area.
In housing societies, for a flat in the area of 110 sq yard to
125 sq yard the monthly rent varies from Rs 14,000 to Rs 20,000.
While in DDA type flats the price may go dfown. For MIG and HIG
type flats, one has to pay the rent at the rate of Rs 7000 to Rs
13000 per month. Whereas the rent of LIG and janta flats varying
from Rs 4500 to Rs 6500 per month.

Apart from these flats, kothis are also available. The cost of
these kothis varies from Rs 95 to Rs 3.25 crore in 80 sq yrd to
350 sq yrd area.
However, the area faces the glitch of parking, being congested
the parking problem is grim. Devendra Kumar Chawla, a realty consultant
says that the water and electricity supply are up to the mark and
comparable to any other parts of Delhi. The area has plenty of open
spaces, a modern shopping complex and restaurants. The area’s
main advantage is its proximity to IGI airport. Construction of
Metro Rail services is in full swing for all the main destinations.
Janakpuri has a number of good schools, institutes and hospitals
like the SS Mota Singh and MATA Chanan Devi hospital.
