Express interchanges along the 165 km long Yamuna Expressway

New Delhi: With the Yamuna Expressway (Taj Expressway) to Greater Noida offering an uncongested and pollution-free environment, the area today boasts of contemporary, efficient, and comprehensive infrastructure with world-class facilities. To develop the area on both sides of Yamuna Expressway, GT Road and Yamuna river bank, Taj Expressway Industrial Development Authority (TIDA) is all set to provide better infrastructure and residential, commercial and industrial options.

Lalit Srivastava, CEO of TIDA, says: “To provide better infrastructure, we have planned for six interchanges on 165 km long Yamuna Expressway right from Zero Point (Parichowk) to Kuber-Chhalesar, Agra. These will be built at the base of AIIMS interchange in Delhi. Nearly 321 hectare of Greater Noida land, within a kilometre of Noida-Greater Noida expressway, has been considered for development. Keeping this in view, TIDA has already acquired 150 hectare of land. Right now, of a total length of 23 kilometre of Noida-Greater Noida expressway, 3 kilometre fall under Greater Noida and rest in Noida. The authority has allotted a multi product SEZ on a 2500-acre land and 9 IT SEZs to different companies.”

Ten 5-star hotels have been proposed in a row along Sector 96, 97 and 98. The authority has allotted 9 hotel sites, so far, in sports city, book mart, fashion mart, software park, residential complexes to private builders. “Even as the construction of the Taj Expressway is being done, we have already invited applications in the area for a special development zone,” says Lalit Srivastava.

A Special Development Zone is being developed between the Yamuna and GT Road, in three phases. The authority has already acquired land up to Jewar, and has handed it over for development. “Under open scheme, we have received applications from J P and Associates, DLF, Unitech. J P and Associates has been assigned for to develop the F-1 racecourse. While, for residential and institutional development, land will be given to DLF,” says Lalit Srivastava.

Taj Expressway Zone will stretch over in one lakh hectare, with the eight-lane non-stop 165 km long Taj Expressway likely to be completed before Commonwealth Games scheduled to be held in November 2010. For this, the contract has been given to J P and Associates. Out of 35,000 hectare, 35%-40% of the area will be developed for main activities like industry, IT, institutional, ware housing, transportation, sports facilities and allied services. While the remaining areas will be developed for support and ancillary activities like commercial and residential. Lalit Srivastava says: “The acquisition of the land for the Taj Expressway is being completed on a war footing. All the land is likely to be handed over for construction by mid-January. Work on the special development zone is also likely to begin soon, with bids for work being called in a little earlier. The Greater Noida Industrial Development Authority (GNIDA) officials are also manning it in addition to their duties. There are plans to take long-term loans from both GNIDA and Noida.”

Sandeep Goel, MD of MSX Developers Pvt Ltd, says: “This could also mark the beginning of a shift in the development axis of builders from Gurgaon to Yamuna expressway, and thus, further the prospects of Greater Noida in the long term. Every township has its pros and cons. Gurgaon boomed in a record time. Offices and commercial space came up overnight, literally, without any planning or proper infrastructure. Everything was done in a haphazard manner. Therefore it’s paying the price for it now. Moreover, commercial lease rentals in this area are at least 30% lower than those in Gurgaon.”

Foreseeing a surge in demand for office space, many real estate developers like Delhi-based MSX Developers, have started various residential and commercial projects at Greater Noida, adjoining the expressway. “We have planned to invest Rs 500 crore in commercial and residential projects in Greater Noida alone,” says Sanjiv Srivastava, MD of Assotech Ltd.A recent study reveals development of residential, commercial and institutional areas along the Noida-Greater Noida Expressway in the next 5-10 years could be phenomenal. An additional population of 16 lakh could be added in the 40 sectors around the expressway, by 2021. The excellent location of this complex ensures that everything you require is available in the vicinity, from greenery to excellent connectivity. Noida, Sector 93B is strategically located on Express Highway with wide roads, broad tree-lined avenues and fluid road network. Worldclass transport system with a proposed Metro and monorail projects will further enhance the connectivity with Delhi.

Jewar to Tappal (Aligarh): Total length 48 km
Suraj-Diwan (Mathura) to Malupur(Agra): Total length 110 km
Malupur to Ram Nagar Khandoli: Total length 153 km
Ram Nagar Khandoli Kuber-Chhalesar (Agra): Total length 165 km
